A package sold as a polyurea floor is typically an aromatic base with an aliphatic topcoat, which is a perfectly good build, and what you actually want from a bid is what goes down in each coat and at what thickness, not what the sales sheet calls the system.
The flexibility is a genuine advantage on slabs that move, since the film elongates rather than cracking, and polyurea also makes an excellent flexible joint filler. Honest trade-offs.
Pot life can be minutes rather than half an hour, so it demands a crew that mixes small and moves fast, and it is unforgiving of improvisation.
It is thinner and more self-leveling than a high-build epoxy, so it is a superb topcoat and a poor way to build film thickness on its own. And it costs more per gallon.
